New Elite Cottages Roof Top Terrace has arrived and is a huge hit!

The new Roof Top Terrace model from Elite Cottages arrived last week, and was the 1st stop for many of customers this weekend when they came to tour our over 45 models in Rockwall.  Immediately customers began debating how they would use their new Roof Top Terrace.  Some people wanted to sunbathe.  Some said they could use the rooftop to be able to see and monitor their property.  Other customers wanted to create a rooftop garden.  Those that loved the night time sky dreamed of putting their telescope on the roof and enjoying star gazing.  Other customers just enjoyed the idea of having something new and unique.  There are so many practical ways to use the double porch!  Come see our new Roof Top Terrace model and begin dreaming of how YOU would enjoy your Roof Top!

Please do not delay in submitting your order.  Building and material costs are expected to skyrocket in the wake of the Hurricane Harvey disaster.  We are already receiving calls from our vendors and suppliers warning us of price increases.  Some of the manufacturers have already raised their prices, and all are expected to follow.  We will only be able to honor current pricing through the close of business on Labor Day.  At that point we will assess the situation with each supplier and adjust pricing accordingly. 
We are also expecting a major increase in our build times in the coming weeks as all of the FEMA orders and replacement houses go online.
We also expect our display models to sell very quickly.  So please don’t wait; we don’t want you to be disappointed.

What does it mean when we say our tiny homes and cabins are "Built Green"?

One of the biggest advantages of buying a tiny home or cabin from Recreational Resort Cottages and Cabins is the fact that we build our tiny homes Green.  But what exactly does it mean to "build Green"?  It basically means a lower carbon footprint.  Our tiny houses use less energy, produce less waste, and consume less resources.  And the materials we use to build the tiny houses are not only environmentally friendly, but they are better and safer for you and your family. That means a higher quality of life for the owners of our tiny homes.

Our RV park model cottages and cabins are certified "Green" by NTA,  a green certifier for recreational vehicles as well as the factory-built manufactured and modular industries.  When a tiny house is "certified green", the NTA green seal is certifying that the manufacturer has used the proper materials, processes, and components to build the recreational vehicle or tiny home "Green".  When certifying a home as being built Green, they look at six key things:

Resource Efficiency - the use of sustainable materials
Energy Efficiency - renewable and clean sources of energy
Indoor Environmental Quality - attention to indoor air quality
Water Efficiency - the smart use of water mainly through efficient appliances and fixtures
Operation & Maintenance - owners are able to use the green features to their maximum effect
Innovative Practices - new and creative practices to increase green design, capability, and performance

Specifically, some of the standard Green features of our tiny homes and cabins are:
Recycled axles
Moisture proof house wrap
I-beam manufactured from recycled steel
J M's formaldehyde-free fiberglass insulation
Water save toilets, tub, and shower diverters
Quick recovery water heaters
Low VOC paints, both interior and exterior
Acrylic caulks
PEX plumbing materials (recycled with no solvent connections)
OSB roof sheathing
Gypsum panels (recycled paper)
Energy efficient dual pane windows
Choose from fiberglass heat ducts or an Energy Efficient ductless a/c and heat system

Most of our RV park model cabins and cottages even come standard with radiant barrier in the roof, TREX composite porch decking, and a low flush toilet.

Many "green" options are also available in our custom tiny homes.  We have custom built many for off-the-grid living and can prep a tiny home for your solar power equipment, rain water collection systems, wind generator, etc.

Current Build Times as of November 23, 2016

We get questions daily about how long it takes to build a tiny house, modular home, or cabin.  The challenge with answering the question is that there are so many variables.  A house can't be placed online to build until payment is received in a cash transaction or down payment is received and all loan conditions are met in a financed transaction.  Clearing loan conditions is not always a fast process.  And the build time can drastically change overnight.  So if we give you today's build time and then it takes several weeks for you to secure an approval and clear your loan conditions, then the build time can be completely different once your home actually goes online.  The next variable is that of which manufacturing plant we're building from; they each have a different backlog. Materials can also affect the build time, as some manufacturers of the parts used in the creation of your home might have a backlog of their own.  The biggest variable, though, is engineering.  If your build requires any engineering, it will delay the process. The engineering departments have their own backlogs which are separate from production.  So we have to secure your loan approval and get your loan conditions met, then get you through engineering, and then we have the actual build time.  And it's impossible to know what the build time will be in the future; we just have to wait and see.

What we can tell you is the build time as of TODAY.  In a perfect world if you were to order a house today and pay in full with no special engineering, then the following build times would apply:
Elite Series = mid to end of January
Park Series = mid to end of February
Platinum Cottages = mid March (this backlog is building fast so we expect to be into April very soon)
Rustic River Cabins = mid to end of January
Creekside Cottages and Creekside Cabins = end of January
SkyPark Series = beginning of February
SkyRanch Cabins = end of January 
Lake Series - mid to end of January
Pine Mountain Cabins = end of February
Classic Series = mid to end of February
Chapparel Series - end of January or beginning of February
Dreamseeker Tiny Towable Series = April

For those that need a house right away, we have a limited number of display models in inventory that are available for sale.  We have a variety of sizes and styles, but once sold, they are gone.  And it takes us just as long to get a replacement as it does for you to get your new order offline. 

Unfortunately, the backlogs and build times are controlled by the market and the number of orders being placed at any given time.  They are out of our control as are price increases and interest rates. And there is no way for us to predict what the build time will be in the future.  It could be shorter.  It could be much longer. Individually, you must assess the risk and determine when you need to place to your order to get yours built at the right time.

With factory-built housing, there are so many things to be considered.  The convenience and efficiency lead to great savings, and another huge advantage is that there are rarely any surprises.  Unlike custom builders, we don’t have to factor in all the “what-ifs” when pricing your house, because we build in a controlled environment.  But the frustrating part of factory-built housing is that you can spend months or even years planning your purchase, and the manufacturers of not just the house itself but all of the individual building materials used in the house can make changes that have an immediate impact.  They don’t care that you spent months planning all of your furniture and decor around the backsplash color.  They can discontinue that backplash in a blink of an eye.  And every customer with an order not already on the production line has to choose a different backsplash.  And when they raise their prices (base price or option prices), the impact is immediate.  So if your order isn’t already placed, you are subject to the price increase.  And there’s nothing anyone can do about it. They don’t make exceptions.  When something changes, it changes across the board for everyone.   THIS IS NOT A SALES PLOY.  This is simple fact.
Because of the unique product we offer and the special circumstances we are typically building for, many of our clients do spend months and sometimes years planning their purchase.  So lately, we have seen quite a few disappointed people.  They got a price quote from us a year ago, and now prices have changed.  Or they liked the way the factory installed the tile in the shower with the edging two years ago, and now that they are ready to purchase they are disappointed that the tile design and accents look different today.  Though it saddens us that we cannot give you exactly what you want, our hands are tied by the fact that we ultimately offer factory-built housing.  And we are subject to what the factory is doing at any given time.  It is true that we do customize some of the features in our homes.  That is absolutely what makes us unique and the homes and cabins we offer very special.  But we don’t customize everything.  The majority of the features in your home are built on the assembly line using the materials and procedures of the manufacturer you choose.  And we cannot control what they each currently offer.  And we certainly cannot control when and how they make changes.
We’re reminding everyone of this because we just received announcements from three of our major manufacturers that will have significant impacts on our clients.
First, the emergency flooding in Louisiana led to massive orders being placed for new housing.  The manufacturer of our Park Series, Classic, and Pine Mountain Cabin product lines already has a backlog into January.  If your custom order is placed today, it will be 2017 before the home comes offline.  And we can’t guarantee an exact date because orders are coming in by the droves and each one pushes the production line back farther.  So if you need a house right away or even before Christmas, we need to build it from another facility, or you need to consider one of our stock models.  We typically do not allow our most popular display models to be sold, but we understand the uniqueness of this situation and the impact of the flooding in Louisiana.  So we are allowing those that need a home quickly to choose any Classic display model.  However, it is important to remember that we only have one of each model in stock and available for sale. 
Second, Platinum Cottages verbally announced a price increase yesterday.  $850 per park model across the board and an undisclosed increase on their HUD product line.  We expect to have the written announcement today which will tell us exactly when the price increase will go into effect.  We expect it to be immediate but are hoping for a two week grace period to get all of our orders placed.  The good news is that they are adjusting their standards to include some items that were optional in the past including, but not limited to, radiant barrier in the roof and composite decking on all porches.  Right now those items are free with your purchase due to our special summer promotion, but obviously only until the price increase goes into effect.   For those of you that are unable to purchase before the price increase, at least you know you are getting great value for the additional cost.  However, we will not be able to protect your original price quote unless your order is complete prior to the effective date of their increase.  We should also note that the demand of this product is great year-round.  A Platinum Cottage or Cabin is a very customized product, and therefore they naturally build slower than everyone else.  We are always at least 8-10 weeks out with this product line, but right now it looks like we are about to move to 12-14 weeks.  And, of course, that can change at any time depending on the number of orders we receive.  Please prepare accordingly.
Finally, our extremely popular SkyRanch and Lake Series products just received new décor options.  We are very excited about these new options, but when they add new choices, they always eliminate something else.  And inevitably, what they eliminated to make room for the new items is always something someone really wants.  It never fails.  We can go a year without ever putting a particular tile option in a house, and then all of the sudden when the factory eliminates it, that is the only tile everyone wants right then.  We do have all of the new décor choices in our design studio in Rockwall for you to look at.  But if there is something in old pictures or on the old décor boards that you want, you need to get your order in immediately, and we will try to get it for you.  The factory will only allow the selection of discontinued décor options as long as they have materials available in their storage facility.  Once the supplies run out, the discontinued décor is no longer available.  And there is nothing we can do about it.  So time is of the essence.
The good news is that this manufacturing facility has recently increased their production capabilities in response to the demands of the Louisiana flooding, and they build all of our most popular floorplans.  They are also now building park models.  So whereas the others are getting extreme backlogs, this facility is able to build the houses quickly.  As as a result, if you need a house before the holidays, and you have not already selected a SkyRanch, SkyPark, or Lake Series floorplan, please talk to us about the implications of possibly building the floorplan and style you selected from this facility.
